
In markets where developers managed to bring inventory to market faster than demand absorbed it, prices have pulled back. Ask each lender for a Loan Estimate document, which breaks down all costs in a standardized format.
If the report surfaces findings that change the financial picture of the deal, you have real choices, and walking away is a legitimate one of them. You can request a credit against the purchase price to handle repairs yourself. What you should not do is panic and waive your right to negotiate.
Price matters, but terms matter too. The buyer who calls the listing agent before submitting, asks what matters to the seller, and builds the offer around that information wins more often than the buyer who simply goes the highest.
For buyers with a real reason to be in a specific place for the foreseeable future, this market is more navigable than the headlines suggest. The homes that are right for a specific buyer’s actual needs are still moving. They are moving to buyers who showed up prepared.
